graham proved to be a very helpful host right from our arrival until the end of our stay. he even assisted with carrying our bags to the room for us. a selection of tea, coffee and toiletries were provided and a clothes steamer was also available for our use.

i noted the standard twin room with an ensuite bathroom seemed rather small and cramped. it might be better to describe it as a small twin room to manage expectations effectively.

I received a warm welcome. The staff were great when I checked in later than expected. The location is ideal for accessing the front and the Winter Gardens. Everything is minutes away. I got lots of local advice and directions.

I noticed the bar was stacked with boxes as the owner was preparing to leave. I wish I had known this beforehand.
