By The Brae offers three guest rooms: Haggis, Neeps, and Tatties. Each room features a flat-screen TV with Freeview channels, tea and coffee making facilities, and a choice of double or king-size beds with high-quality bed linen. En suite shower rooms include towels, bathrobes, and toiletries from the Scottish Fine Soaps Company. The Haggis room includes a king-size bed and an en-suite shower room. All units include chocolate for guests and free WiFi. Each has a terrace and garden furniture.

A Scottish cooked breakfast is available daily. The selection plate includes chilled meats and cheeses as well as smoked Scottish Salmon with Scrambled Eggs. The bed and breakfast is located near The Culloden Moor Inn, which serves meals. Inverness restaurants like Rocpool, The River House, and Aspendos are nearby. The Black Isle Bar and Hootananny are located in Church Street. The Mustard Seed is located in a converted church on Bank Street.

Guests can relax in the shared lounge. Original artwork by Scottish artists including Maureen Minchin and the late Donald Hamilton Fraser are on display. Hoots offers live traditional music in the Ceilidh Bar every night from 9:30 pm. Celtic jewellery, quaichs, local pottery, Caithness glass and silverware can be found at several gift shops located in Church Street and in the Victorian Market. Leakey's Books is an antiquarian bookshop located in an old church.

By The Brae is located 7 km from Inverness and 15 km from Inverness Airport. It is located 2 miles from Culloden on the B9006 Culloden Road, near the Culloden Battlefield. From the A9 driving north as you approach Inverness pass by the old (disused) tourist information office on the left and then exit onto the B9177 signposted to Milton of Leys and Culloden. Local transport links include bus services and coach tours to the Highlands, and rail links to other destinations. The local Tourist Information Centre has timetables.

By The Brae offers free WiFi throughout the house, as well as a garden and a shared lounge. Late check-in is possible by prior arrangement and confirmation by the property after 19:00. By the Brae B&B is no-smoking throughout. Free internet access is available in all parts of the house.
